One effect of the first time home buyer credit that was rolled out by the federal government this year is that it brought out a lot of home buyers who otherwise may not have purchased homes. In doing so, the credit kind of created a mini-boom which caused local real estate number to increase and prices to start heading back up. This is a positive turn for many local homeowners, but it has a larger impact than that.

This mini-boom had just enough impact to cause the federal regulatory bodies to change the label on the Boise Idaho real estate market which changed how banks could approve loans here. You see, prior to the change in market status, home buyers couldn’t get mortgage insurance so they had to put down enough money to get the banks to allow them to skip the mortgage insurance that pays the banks back when homeowners default.

Since the market has demonstrated a significant improvement due to the tax credits, home buyers can now again get mortgage insurance and purchase homes with 100% financing. They just don’t have to put the huge amount of money down that they would have had to if they didn’t have mortgage insurance.

With the Boise Idaho real estate market reclassified as an appreciating market, and consequently have the most used form and type of financing made accessible again, you can see that the local real estate market will turn around quickly and will help stabilize our economy.
